Directions and Parking: Parking is $5 per vehicle but a voucher will be provided by MD/DC APPA at the event.

Maintenance and Beyond / Strategies to Improve Facility Performance and Asset Management
This session will explore new perspectives on an old challenge – deferred maintenance and how analytics can help you target your limited resources. There is a major cost of deferring maintenance. Estimates range from $4 to $15 for each $1 of maintenance not completed. In the face of higher education budget pressures and potential downstream excessive costs, what can you do to maintain space comfort, equipment reliability and efficiency? Costs of HVAC deferred maintenance and business strategies for reducing the backlog will be discussed and the panel will also show how cutting edge building analytics can enable use of a more targeted condition-based maintenance strategy. Join us to hear about tools/strategies available today to help you better manage your facility performance and assets.

Session Title: Using Your Capital Wisely: What Every FM should Know About Operational and Capital Planning
Facility managers, especially those responsible for large portfolios, often struggle to balance day-to-day maintenance needs with long term asset preservation and other requirements for programmatic facility changes. Shrinking operational budgets, increasing deferred maintenance, and an organizational bias towards new construction rather than maximizing the life of existing facilities can lead to a sense of impending doom: “Why doesn’t anyone else see the problem? How much longer can this go on before we have a major system failure?” This presentation will help facility managers think about facility planning using economic principles for long-term management and help them shape future approaches for management of their portfolios.

- Describe the similarities and differences between operational and capital funding.
- Develop a systematic approach for defining long term facility renewal and replacement needs.
- Apply strategies for deferred maintenance reduction and long term sustainment of facilities.
